Design/Build

In the Design/Build model, the owner contracts with a single party to perform all design and construction management services, thus providing the owner with a single party that is responsible for both the design and construction of the project. 

Typically, the owner selects the Design-Builder based on qualifications rather than on price. Working from very basic design documents and functional specifications, the Design-Builder provides a price for all services, then, upon acceptance by the owner, develops the construction documents and completes construction.
